Buying a house with tenants? what are my rights?

I'm buying a house in Georgia which has an existing tenant on a 12-month lease. The house is not a foreclosure and I am buying using a FHA loan, as I intend to live in the house as my primary residence. What are my legal rights in terms of taking possession of the house.
